How Loan Amortization Works
During the early years of a long-term loan (such as a 30-year home mortgage), the vast majority of each monthly payment goes directly toward paying accrued interest, with only a small slice reducing the principal balance.
As the principal gradually shrinks over time, less interest accrues each month, allowing an increasing percentage of your payment to extinguish the loan balance.
